Investor. Broker. Buyer’s Agent. All of It for You.

I got into property the same way a lot of my clients do.

Not as an agent. As an investor.

It was 1998. I was working in the building industry, and my wife and I bought an investment property. A three-bedroom house in Armidale, in northern NSW.

Somewhere in that process, something clicked. I found the deal more interesting than the build. And I’ve been in property and finance ever since.

That was more than 25 years ago. Along the way I’ve worn three different hats. Here’s what each one taught me, and why I now put all of it to work for one person: you.

The investor

My own money, my own decisions. The wins, and the lessons.

Nothing teaches you faster than when it’s your name on the contract. You feel the nerves at auction. You lie awake wondering if you’ve paid too much. You learn what actually matters, and what only looks good in the listing photos.

That’s why I never forget there’s a real person, with real money and real hopes, behind every purchase.

The broker

In 2003 I started as a mortgage broker, and for five months straight I ranked among the top ten brokers in NSW with my aggregator at the time.

That’s where I learned how lenders see you. How your income, debts and spending get judged. And how the way a loan is set up can open doors for your next purchase, or quietly close them.

Plenty of investors find the right property, then find out the finance doesn’t work the way they assumed. I’d rather you knew that before you fell in love with a place.

The buyer’s agent

I got my real estate licence, qualified as a buyer’s agent, and spent close to two decades helping clients buy property and sort out their finance, including six years as a joint partner in a buyer’s agency.

Quick explainer, in case you’re wondering: a buyer’s agent works only for the buyer. The selling agent’s job is to get the best result for the seller, and good ones are very good at it. A buyer’s agent’s job is to get the best result for you.

Why “all of it” matters

Most people buying an investment property get one of those views, if they’re lucky.

The bank sees the loan. The selling agent sees the sale. The internet sees whatever it’s trying to sell you that week.

Put the three together, and you start asking better questions. Not just "is this a good property?" but "is this the right property, in the right place, with the right finance, for what you’re trying to build?"

That’s the difference I want my clients to feel.

So why start again?

In 2025, I went out on my own. Seamless Property Buyers opened its doors in January 2026.

Honest answer? The industry is crowded, and I felt the focus had drifted away from people. So I built the business the way I’d want to be treated if I were the client:

  • A flat fee, agreed upfront. Not a percentage of the price, so there’s no reason for me to want you paying more.

  • No kickbacks. I don’t take referral fees from selling agents or developers.

  • A limited number of clients. On purpose. You get me, not a queue.

  • Support after settlement, at no extra cost. I’ll even help you choose your first tenant.

How I actually work

I’m a methodical person. Break it down, work it out, then put a plan in place.

It starts with you, not a property. What do you want property to do for your life? Income for retirement? Something to help the kids one day? Simply having more choices than you’ve got now?

Once I understand that, we look at your finance, your strategy and the markets that suit it. Only then do we start looking at actual properties.

And I’ll be straight with you. If something doesn’t stack up, I’ll say so. Sometimes the best advice is “not yet”. You’ll always know where you stand.

The bit that matters most

Property and finance are people businesses. My mission is simple: treat every client like family.

Property is just the vehicle. Your life is the destination.

Here’s something to try: before you speak to anyone (me included), write down one sentence. What do I want property to do for my life in 10 years? It’s the most useful sentence you’ll ever bring to a property conversation.

This isn’t a sales call – just a genuine chat about your goals, your questions, and how we can make property investing exciting (not overwhelming).
