Everyone’s Waiting for the Headlines to Change. The Experienced Investors Aren’t.
Here’s the straight talk on what Commonwealth Bank’s economists are now forecasting.
I’ll admit it. I find this stuff fascinating. I also know that for most people it’s about as exciting as watching paint dry! So here’s the short version. 👇
CommBank now expects national dwelling prices to fall around 9% from peak to trough this cycle. That’s from the high point, not from today’s prices. About 13% in Sydney, 12% in Melbourne, and around 8% in Brisbane, Perth and Adelaide.
Most people hear that and sit on the fence. They wait for the media to tell them it’s safe.
Here’s what I’m seeing instead.
The experienced investors aren’t waiting. They’re quietly and strategically securing quality property in great locations, at prices some sellers wouldn’t have entertained six months ago.
Less competition. More time to do the homework. More room to negotiate.
Then, when the headlines turn positive and everyone comes flooding back, those same investors have already bought well and moved on to the next opportunity.
And no, you don’t need to pick the exact bottom. Nobody can. If you buy the right property, in the right area, at the right price, with numbers that work, a few percent either way matters a lot less over 10 or 20 years.
Now, I’m not saying buy anything with a reduced price tag. Some properties are cheap for very good reasons! The skill is knowing which ones are genuinely good value, and which areas will still be strong in 10 or 20 years.
That’s what we do at Seamless Property Buyers. We find the right property, negotiate the deal and do the heavy lifting, so you’re not trying to work all this out alone.
If you’ve been watching from the fence, it could be worth a conversation. This isn’t a sales call – just a genuine chat about your goals, your questions, and how we can make property investing exciting (not overwhelming).
