The Best Time to Call a Buyer’s Agent? Before You Need One.

Most people call a buyer’s agent when they’re ready to buy.

I think that’s too late.

By then, they’ve usually spoken to the bank or broker.

They’ve decided on a budget. They’ve spent countless nights on realestate.com.au. They’ve watched videos, listened to podcasts and narrowed down a few suburbs. Sometimes they’ve even found a property they like.

Then they call the buyer’s agent.

The problem?

Some of the biggest decisions have already been made.

And finding the property is only one part of buying well.

Before you start worrying about what to buy, I think there are more important questions.

  • What are you actually trying to achieve?

  • How does this purchase fit into your longer-term plans?

  • What can you comfortably afford?

  • What type of property actually suits that strategy?

  • Which markets should you be looking at?

And just as importantly: which ones shouldn’t you be looking at?

Get those decisions right and finding the property becomes a lot easier.

Get them wrong and you can waste months looking for the right property in the wrong place, for the wrong reasons.

Stop trying to have all the answers first

This is something I see all the time.

People think they need to do their homework before speaking to a buyer’s agent.

You don’t.

In fact, I’d rather have that conversation six months too early than six days too late.

You don’t need to know where you want to buy.

You don’t need to have your strategy completely worked out.

You don’t even need to be ready to buy tomorrow.

That’s the point of having the conversation early.

It gives us the chance to understand your goals, look at your strategy and make sure your finance position is aligned before we start talking about locations or individual properties.

That’s how we approach it at Seamless Property Buyers. The process starts with understanding you, your strategy and your finance position. Only then do we move into market selection and the property search.

Because I don’t believe a buyer’s agent should simply help you find a property.

They should help you work out what you should be buying, where you should be buying it and why.

So, when should you call?

Before you think you need to.

Not because you need to start looking at properties immediately.

Not because you need to commit to anything.

But because the earlier you get clear on the plan, the less chance you have of wasting time heading in the wrong direction.

Property shouldn’t be the starting point. Your goals should be.

Don’t start with the property. Start with a plan.

This isn’t a sales call – just a genuine chat about your goals, your questions, and how we can make property investing exciting (not overwhelming).
